Multifamily and Mixed-use projects have a complex program and often restrictive sites that require a tenacity for which we are proud to provide to each and every owner. DCA's understanding of zoning, codes and overlays allows for us to quickly develop schematics of projects and create projects that allow for the highest and best use, integrating design and value from the project's inception.

04 Lofts is a modern 28 unit residential condominium. The design focused on expressing structural elements, such as the D'Hannis brick, castellated steel beams, concrete floors and wood decking. The northern glass facade provides commanding downtown views and allows light to enter deep into the individual lofts. A courtyard separates the parking from the residential building allowing a cool and shaded entry to the units. Steel planters and Ipe fences provide individual courtyards for the ground floor residences.

Located in the heart of South Austin, this renovation of a used car dealership created a mixed-use project that has become a unique destination. The project includes over 25,000 square feet of retail shops, a restaurant with patio dining, office space, 28 residential flats and structured parking. The charm of South Austin directly informed the landscape and selection of exterior materials that include local brick, wood, custom steel storefront and site fabricated metal panels.

Located in a densely populated campus neighborhood near the University of Texas, this mixed-use project provides a retail and residential identity for the block. The development includes 18,000 square feet of retail and restaurant space, 38 residential units and a parking garage. Taking advantage of its urban context, the building creates a pedestrian friendly facade along lively Guadalupe Street. Large bay windows provide the residences with areas to observe the street life and create an appropriate scale for the building.

This project is a renovation of five early 20th century warehouses and the construction of a new 3-story brick building that matches contextually with the existing buildings. The project includes 39 residential units and retail space. The units are open and simple. The interiors highlight the unique conditions and history of the buildings, working around existing features, such as abandoned elevator shafts and old plumbing valves to create contemporary lofts that honor the heritage of the old warehouses.

The 32 three story residences are located in an eclectic and vibrant area of South Austin. The main living and kitchen spaces on the top floor of the units capture spectacular views of downtown and the surrounding hill country. Many units have double height living spaces and mezzanines to take advantage of the views and create a spacious interior. Oversized windows and a composition of roman flat brick, stucco and metal create a striking and distinguished contemporary project.

This remodel design brought revitalization to an aging student apartment building in The University of Texas's West Campus neighborhood. The project consisted of a complete interior renovation, an update of exterior finishes, new landscape and entry gates, and a new pool deck. The pool deck was built over the existing surface parking lot to create a new exterior courtyard for the residents. A bright color scheme, with new steel gates and fabric sails, transformed the under-utilized building into a prime student residential property.

The Canyon Palms condominium project will be two buildings with nine condominium units in each with a pool and amenities area between the two buildings. The project is located in a wooded areas on the cliffs of Lake Travis with stunning views of the valley in which it will be located.

A 5-story mixed-use building was designed with a concrete parking garage podium as the base for the structure, with a wood and steel-framed residential building above. The residential units are oriented to take advantage of the dramatic downtown views. Retail spaces are located along the site’s South Congress street frontage, with a public courtyard amenity on the first level above the garage.
